Prohibited use clause Metro Laval:
A cinema, a theater, a bowling alley, reception hall, entertainment center, bar and restaurant with the sole exception of a "lunch-dinner" type restaurant in the premises adjacent to the Leased Premises provided that the rental area of this room is maintained, as shown to the plan of APPENDIX A and that it is not increased during the Term of the Lease.
Prohibited Uses Metro Laval:
* a store operated principally or in part for the sale of second-hand merchandise (except
resale of returned goods), army surplus items, items salvaged by insurers, or for the sale of goods damaged by fire;
* a business whose operator uses misleading advertising or methods;
* sale by auction, except in the case of works of art or antiques;
* a pawn shop;
* a flea market business or any other activity that the Renter, acting reasonably,
deems harmful to the Shopping Center or to the business operated in the Leased Premises;
* a commercial activity, promotional or advertising activity or any municipal function or
public in Common Areas;
* a cinema, theater, bowling alley, reception hall, entertainment center, bar and restaurant with the sole exception of a "lunch-dinner" type restaurant in the premises adjacent to the Leased premises provided, however, that the rental area of this premises is maintained, such as shown on the plan of APPENDIX "A" and that it is not increased during the Term of the Lease.

* The Lessor acknowledges and accepts that it is an essential condition of the Lease, without which the Tenant would not have intervened, that the Lessor agrees and undertakes not to occupy, use, tolerate, allow occupation or the use of any premises or premises (other than the Leased Premises} of the Property, in whole or in part, by anyone, for the purpose of operating a business of the type operated by the Tenant and/or similar to that of the Tenant, i.e. a "dollar store" type business, or being in competition with last, and/or any type store Halloween Party ", " Christmas "
