Rental Conditions:

- The credit check is at the expense of the prospective tenant and will be required, along with tenant references.
- 1 month deposit. This amount will be refunded upon lease termination after the landlord inspects the unit. The tenant will be responsible for any damages beyond normal wear and tear.
- Tenants must provide proof of employment/income and/or an Equifax report/credit verification to the landlord's satisfaction.
- International tenants must provide proof of a work/study visa and/or permit, as well as applicable identity verification documents.
- Employment references and previous landlord references are required to the landlord's satisfaction.
- Non-smoking unit. No smoking of any kind is allowed inside the unit (Cigarettes, Cannabis, Vape Pens).
- No cultivation of cannabis plants or any other drugs.
- The tenant must provide the landlord with proof of tenant liability insurance (coverage of $2 million) before taking possession of the property and for the entire lease duration.
- The tenant may not make any aesthetic modifications to the unit. If the tenant wishes to paint walls, the color must be approved by the landlord.
- No short-term rentals, no subletting, and no AirBnB allowed.
- The tenant agrees to comply with the condominium regulations and will be responsible for any fines issued to the landlord due to the tenant's behavior. The tenant must initial each page of the building regulations.
- Keyless access for the main entrance. Intercom connected to a mobile phone (independent entry). Package lockers (Canada Post) available on-site.
