The following conditions will form an integral part of any promise to lease

- Smoking prohibited
- Cannabis prohibited
- Cultivating of cannabis prohibited
- Any other drugs prohibited
- Pets prohibited
- Airbnb prohibited
- Sub-lease prohibited
- Transfer of Lease prohibited
- No political/religious flags or banners on windows or exterior balconies.

The lessee shall provide within 4 days following an accepted promise to lease:

- Satisfactory Credit bureau Report
- Satisfactory report of no Criminal Record
- Satisfactory report of no files at Rental Board
- Letter of Employment
- Copy of Most recent pay stub and older one dating six months.
- Two references letters ( non-family )

- The lessee will pay the first month of the rent at the signing of the lease and every rent at the first of every month.

- The lessee agrees to have a 3 month lease, which will be reviewed every 2 months for renewal or reciliation.

- The lessee agrees to provide a $1000.00 cash deposit which will be returned at the end of the lease if no damage.

- The lessee will provide the lessor with a copy of his/her insurance policy for address 10612 Gouin showing 2 million dollar civil liability and thus in effect for the entire length of the lease.

- The lessee will open an account with Hydro-Quebec.

- The lessee will return the property in the same condition as at the signing of the lease. (white walls, no holes, clean floors)

- The lessee will sign and respect the rules and regulations of the building.
