THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE:

*Good credit score, references, and employment/salary verification are required within three (3) days of accepting a Promise to Lease;

*The credit check will be at the tenant's expense and must be satisfactory to the landlord.

*No smoking, no cannabis;

*No pets;

*The tenant agrees to comply with all building regulations;

*The tenant must provide proof of liability insurance ($1 million) before signing the Lease;

*The TENANT may not sublet the premises without the LANDLORD'S prior written consent;

*The TENANT must not make any alterations to the property without the LANDLORD'S prior written consent;

*It is strictly prohibited to rent this apartment for short-term rentals (Airbnb, etc.);

*A deposit of the first month's rent will be required upon signing the lease.

*A $100 deposit will be required for the air conditioning control.
