Rental conditions:
- The credit check is at the expense of the future tenant, and will be requested as well as the tenant's references.
- 1 month deposit. This amount will be refunded upon termination of the lease after inspection of the accommodation by the lessor. The tenant will be responsible for any damage caused to the accommodation which is not normal wear and tear.
- Tenants must provide proof of employment/income and/or an Equifax report/credit check to the satisfaction of the lessor;
- International renters must provide proof of work/study visa and/or permit as well as applicable identity verification documents;
- Employment references and previous references from the owner required to the satisfaction of the lessor;
- No smoking of any kind inside the unit (Cigarettes, Cannabis, Vape Pens).
- The tenant must provide the lessor with proof of tenant civil liability insurance (liability of 2 million) before taking possession of the property and throughout the duration of the lease.
- The tenant must not make any aesthetic changes to the unit. If the tenant wishes to paint walls, the color must be approved by the landlord.
- No short term rentals, no subletting allowed, no AirBnB.
- Ban on cultivating cannabis plants.
- In the event of loss of a key, the tenant will have to pay the costs necessary to change the keys.
- The tenant agrees to respect the regulations of the co-ownership and will be responsible for paying any infraction charged to the owner during the rental due to the behavior of the tenant. The tenant must initial each page of the building regulations.
- Storage space is not included in the rental.
- No animals.
- The shared terrace and the gym are not accessible.
