Pre-Lease:
1. Letter of employment indicating salary, position, employment start date, and status, along with the most recent pay stub showing year-to-date earnings.
2. Conditional upon the credit score and credit report (at the tenant's expense) and CORPIQ verification, all to the full satisfaction of the landlord.
3. Clause 9.2 of this Pre-Lease applies, which includes the tenant's consent to verify payment history and provide references from previous landlords.
Once Offer is Accepted (steps to follow immediately):
4. The tenant agrees to provide a non-refundable deposit via e-transfer within 24 hours to GROUPE SUTTON - CLODEM INC.
5. Submit proof of civil liability insurance of $2 million for the entire term of the lease.
6. Provide a confirmation letter indicating that the Hydro-Québec account has been transferred to the tenant's name.
7. The tenant is responsible for complying with all move-in and move-out procedures as required by the building syndicate.
8. The tenant agrees to pay rent via electronic transfer for the entire lease term.
9. The potential tenant must read and agree to the building's by-laws and regulations.
10. A draft of the Quebec lease in English will be provided, along with an email communication consent form to be signed.
During the Lease:
11. No pets allowed.
12. The tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis, or any
illegal substance in any indoor part of the premises, common areas, or on the property.
13. No Airbnb or similar short-term sublets; such use will be considered a repudiatory breach of the lease.
14. The tenant is responsible for any penalties resulting from non-compliance with the by-laws or the declaration of co-ownership.
15. The tenant is responsible for any fees incurred due to lost keys or fobs.
16. No subletting or lease transfer is allowed without prior written consent from both the
landlord and the building syndicate.
End of Lease:
17. At the end of the term, the unit must be returned in the same condition as when it was rented,
including all inclusions and the condition of the flooring.
18. If the lease is not renewed, the tenant must accommodate all visit requests from prospective
new tenants or buyers, with at least 48 hours' notice provided in advance.
