The following conditions must form an integral part of any promise to lease:

*A good credit score, references, and employment/salary verification are required within three (3) days of the acceptance of a promise to lease;

*Credit checks are at the tenant's expense and must be to the landlord's satisfaction;

*Non-smoker, no cannabis use;

*No pets;

*The tenant agrees to comply with all building regulations;

*The tenant must provide proof of liability insurance ($1 million) prior to signing the lease;

*The TENANT may not sublet the premises without the prior written consent of the LANDLORD;

*The TENANT must not make alterations to the property without the prior written consent of the LANDLORD;

*Renting this apartment for short-term rental purposes (Airbnb, etc.) is strictly prohibited.
