RENTAL CONDITIONS
The signing of the lease is conditional upon a satisfactory verification of the applicant's credit history, criminal background, rental references, and employment. This pre-rental screening and the resulting decision must be completed within 7 days following the acceptance of a promise to lease.
Proof of the TENANT'S liability insurance with coverage of $2,000,000 is required before signing the lease.

Restrictions/Prohibitions During the Lease Term:

No smoking tobacco, cannabis, or vaping inside the apartment
No subletting the apartment on Airbnb or any other platform
No commercial activities of any kind may be conducted in the apartment
No aesthetic or structural modifications may be made to the unit without the LANDLORD'S prior written approval
No pets allowed

Other
Rent must be paid by Interac e-Transfer on the 1st day of each month, except for the first month's rent, which is payable upon signing the lease.
The apartment includes a refrigerator and a stove, which are provided to the TENANT without any legal warranty of quality. The LANDLORD will not replace these appliances in the event of a breakdown or malfunction. As long as they remain in working condition, these appliances shall remain the property of the LANDLORD.
In the event of a breakdown or malfunction, the TENANT must notify the LANDLORD and allow the LANDLORD to inspect the issue.
