1. Conditional upon receipt of the following documents and to the landlord's complete satisfaction:
- Credit report (at the tenant's expense);
- Letter of employment (salary, position, status, hiring date) and a copy of the last pay stub;
- A reference from the previous landlord to verify payment habits.

4. At the end of the lease:
- At the end of the lease period, the unit must be returned in its original condition, including all inclusions of the unit and the condition of the floor, except for normal wear and tear.
- If the lease is not renewed at the end of the lease term, Tenant will be required to accept all viewing requests from potential new tenants, for which 48 hours notice will be given. This provision also applies to viewings by potential buyers if the property is put up for sale during the lease term.


2. After acceptance of the offer:
- Tenants complete and sign the lease.
- Tenants agree to pay a deposit (one month's rent) to the landlord following the signing of the lease. It will be given to the tenant at the end of the lease after inspection;
- Send the landlords proof of civil liability insurance ($2 million) valid for the entire term of the lease;
- Send a letter confirming the transfer of the Hydro Québec account

3. During the lease:
- No pets allowed;
- No smoking/vaping/using/growing tobacco, cannabis or any other illegal substance;
- No Airbnb or similar short term sublet.
- Tenant will also be responsible for any lost or replaced keys.
